Dubai Marina

High-density waterfront living with the city's strongest yield story.

Overview

Dubai Marina is the original mixed-use high-rise waterfront — a 3km artificial canal lined with residential towers, restaurants, and the Marina Walk promenade.

It remains one of the strongest rental yield areas in the city, with a deep tenant pool of young professionals and a near-permanent short-let demand layer on top.

Lifestyle

Evenings revolve around the Marina Walk and the Pier 7 restaurants. The metro and tram both run through the community, so a car here is genuinely optional.

The beach is a five-minute walk via JBR for most towers — close enough to use weekly, far enough that you're not paying beachfront rent.

What we look for here

  • Yields among the most consistent in the city — investor-favourite for short and long lets.
  • Direct metro and tram access; near-zero need for a car within the community.
  • Strong tenant covenant — corporate relocations, expat professionals, short-let demand.
  • Building quality varies meaningfully sub-tower — the right pick matters more than the postcode.
