Downtown is the city's centre of gravity — Burj Khalifa, Dubai Mall, the Opera District. The residential stock is dominated by Emaar's Old Town, Burj Boulevard and Opera District towers, with a small premium pocket of branded residences along the boulevard.

It's the address most international buyers ask for first, and the area where Burj view orientation can move price by 20% within the same building.

Lifestyle

Dubai's most walkable neighbourhood. Restaurants, retail, fitness, fountain views — everything inside a 12-minute walking radius.

The DIFC commute is a five-minute drive or two metro stops; Business Bay is over the bridge.

  • Burj-facing orientation commands a consistent 15–22% premium over building-facing stock.
  • Branded residences on the Boulevard outperform on both yield and capital growth.
  • Old Town low-rise stock holds a distinct buyer pool — quieter, more local feel.
  • Walking distance to Dubai Opera, Dubai Mall, and the fountain promenade.
