Dubai Hills Estate has become, in just a few years, the default answer when a family asks us where to live. It's not because it has the most amenities, the best schools or the cheapest villas — it's because of how it balances all three.

The community sits on a single planned masterplan from Emaar, ringed by an 18-hole championship golf course and crossed by a network of bike and running tracks. The retail anchor, Dubai Hills Mall, opened in 2022 and now serves as the social centre for the wider catchment.

On the property side, you're broadly looking at three buyer profiles: end-users buying 3-to-5-bedroom villas in Maple, Sidra or Golf Place; investors buying apartments in the Park Heights, Collective or Park Field clusters for stable mid-yield rentals; and the upper end — Fairway Vistas and Parkway Vistas — which trade as discretionary luxury.

Pricing as of Q2 2026: villas are roughly AED 5.5M to AED 18M depending on cluster and plot, with park-facing single-row positions consistently transacting at a 12–18% premium. One-bedroom apartments sit in the AED 1.4M–1.8M band and rent at AED 95K–115K annually.

Schools matter for most families. GEMS Wellington Academy and Dubai Hills Premier are both within the community. King's School Nad Al Sheba is a 12-minute drive. Healthcare is anchored by King's College Hospital London — Dubai Hills.
